Following a recommendation from their 2010 Master Plan, King’s College pursued the renovation of the 300-bed Ramada Hotel for their rapidly expanding Physician’s Assistant Program. Multi-Use Conversion of the Ramada Hotel

Quad3 assisted the Design/Build contractor with initial plan development in all disciplines to assure that King’s received the best product for this $9.5 million project, including the preparation of the contract agreement between King’s and Panzitta Enterprises, Inc., the  Design/Build contractor.  Quad3’s involvement in the Mechanical design reviews not only saved the client hundreds of thousands of dollars, but assured them a state-of-the art HVAC system.  Quad3 reviewed all shop drawings and certificates for payment against the contractor’s construction documents and schedule of values, responded to numerous requests for information and change-order requests during construction, and performed all final inspections.  All hazardous materials inspections and monitoring during construction were performed by Quad3’s experienced Environmental Services group that included major problems with mold and asbestos abatement.  Following the installation of the HVAC and plumbing, Quad3 performed a detailed Commissioning service of all building systems.
