Glenmaura

Glenmaura is a planned 1,100-acre residential / recreational / commercial community. The site includes approximately 270 acres of single-family dwelling units; 170 acres of office park use; 125 acres of mixed use; and 380 acres of open space that includes the Glenmaura National Golf Course and Club House, a 10,000 seat multi-purpose stadium, an amphitheater, shopping center, and a ski resort.
The project required roadways, utilities, hydrological studies and full site grading. Quad3 was also responsible for boundary surveys, all permitting, contract documents, bidding assistance and construction observation.
The project had many natural constraints that included large rock outcrops, wetlands, stream setbacks and endangered/protected species. It was critical that the extension of the infrastructure was minimized so the economics of the project remained reasonable. The site is situated within two political subdivisions, two sanitary sewer collection areas, and three drainage basins. Substantial coordination between all utilities and municipalities was essential in order to move the project through the various approval processes. The firm was responsible for subdivision, 1,000,000+ cubic yards of earthwork, 11,000 LF of roadway design, traffic impact study and signal design, sanitary sewer extensions, water pump station, a 400,000 gallon water storage tank, water distribution system, underground dual source electric, telephone, cable television and natural gas utility extensions, approvals from all local, county and state agencies for preliminary and final subdivision and survey of the individual parcel boundaries.
