The building was constructed on fifteen consolidated lots. Exterior improvements included the removal and replacement of 250 SY of concrete sidewalk and 286’ of granite curb along South Washington Street. An additional 1,175 SY of sidewalk runs along either side of the building. The rear of the building includes a 5,600 SY paved at-grade loading area constructed on fill to match the first floor elevation. Utility services include domestic water and sanitary sewer. The stormwater collection and conveyance system ties into the City’s existing facilities and consists of 4 stormwater inlets, 1 manhole, and 390’ of pipe. A variance from the required 10’ front setback was necessary to allow the building to be constructed along the front property line. Another variance was necessary to allow vehicular movement on the adjacent lot to access the loading area.
